Luxury homes for sale here are some of the most sought-after in the Los Angeles area. As for its property types, the large majority of homes for sale in Pacific Palisades are single-family homes, which make up about 90% of the total housing stock. Additionally, most properties here are owned, not rented.

Let’s take a look at the Pacific Palisades real estate market from March to April:

  • For the said period, properties in Pacific Palisades were sold for a median price of $3.1 million. Meanwhile, the median listing price was at $4.8 million – that’s about a 12.2% year-over-year increase.
  • For single-family homes, property prices started at $1.2 million and went upwards of $50 million. On the higher end, typical market rock stars were spacious estates with vast lots, typically with prime views of the water, if not a hilltop location.
  • As for condos, prices started at $373,623 for a 1-bedroom residence and swang to $2 million for an upscale 2-bedroom unit. Note that there are only a few condos available in Pacific Palisades compared to single-family homes.
  • For the March-April period, the sale-to-list price ratio was 97.24%. In other words, properties were being sold 2.76% below their asking price. This is good news for buyers as there is more room for negotiation and fewer chances of engaging in bidding wars.
  • Finally, Pacific Palisades is currently a buyer’s market. With buyers taking the upper hand in the Pacific Palisades market, they have greater opportunities to secure an attractive deal in their home purchase.
